The Modern House has been successfully selling Britain's finest modern architecture since 2004. Founded by Albert Hill and Matt Gibberd, we are an independent estate agency with a reputation for exceptional sales results. We represent properties in urban and rural locations throughout the country, and have our main offices in central London.
WHY 'THE MODERN HOUSE'?
The name of our agency is inspired by F.R.S. Yorke’s celebrated book ‘The Modern House’ (1934), which introduced Modern Movement architecture to a British audience. The central themes of Modernism are at the heart of all of the properties we sell: flowing space, high levels of natural light, truth to materials and the relationship between architecture and its environment. Our agency meets the growing demand for extraordinary living spaces of all kinds, from loft apartments, factory conversions and architects’ own homes to period houses with excellent extensions and superior interiors.

Whereas estate agencies conventionally confine themselves to a certain postcode, we look everywhere, focusing instead on the quality of the house or apartment itself. This reflects a growing trend among buyers, who are increasingly seeking out exceptional buildings rather than focusing purely on location. Each of the properties we represent displays our passion for outstanding design and meets our buyers’ desire to inspire or surprise them.
As well as being qualified estate agents, we are in the rare position of having academic training in the history and practise of architecture. Furthermore, having represented properties in just about every London postcode and every county in southern Britain, we have unique experience that extends well beyond the limits of the local market.

Matt has an MA (Hons) in History & Art History from the University of Edinburgh. He comes from a family of architects, and is the grandson of the celebrated Modern Movement architect Sir Frederick Gibberd. Matt carries out the majority of The Modern House's market appraisals in London, and has overseen the sale of some of the capital's most iconic property, including buildings designed by John Pawson, David Adjaye and Maxwell Fry. He was formerly a Senior Editor at The World of Interiors magazine, and has written on architecture, art and design for the Sunday Telegraph, GQ Style, Acne Paper and Grand Designs. Matt is co-author of the Telegraph Luxury architecture column.
Albert graduated from the University of Bristol with a BA (Hons) in Art History. He founded The Modern House in June 2004. Albert has an unrivalled knowledge of the UK’s modern houses, and carries out market appraisals of extraordinary properties in all corners of the country. Albert was the Design Editor at Wallpaper* under founding editor Tyler Brûlé, and has written for publications including The Guardian, The Times and The Independent. He has also contributed to a number of books, and has commentated on architecture, design and property on both television and radio. Albert is co-author of the Telegraph Luxury architecture column.
John oversees day-to-day operations at The Modern House. He has extensive estate-agency experience, having spent many years working for one of the industry’s largest firms, where he headed up a thriving office in the City of London. John has a degree in Photography, and a continued obsession with the two-dimensional image. He previously ran his own record label.
Amber graduated with a BA in English Literature. She has worked in estate agency since 2007, and joined The Modern House as Sales Manager in 2011. Amber brings significant knowledge, application and intelligence to her role, negotiating offers and ensuring a smooth and prompt transition to exchange of contracts.
Rachel supervises all aspects of the agency’s marketing activity, ensuring regular press coverage both nationally and internationally, and overseeing social-media activity. Prior to joining The Modern House, she worked as a design journalist and as a research officer for a major charity. She has a BA in English Literature and an MA in Philosophy, Politics & Economics.
Lizzie manages The Modern House office, and is the first point of contact for the majority of general enquiries. She is a friendly voice on the telephone, and takes pride in providing exemplary customer service. Lizzie previously spent three years as an Administrator at a large estate agency in central London.
