“Bespoke, hand-crafted details have been artfully woven through the interior, with bright pops of colour adding to the playful aesthetic”

This beautifully modernised house of over 2,880 sq ft is located in Lambourn, a charming village in the Lambourn Valley surrounded by the chalk hills and open countryside of West Berkshire. The subject of an extensive renovation, the interior has been sensitively refurbished to maximise natural light and space, with hand-crafted details throughout, private gardens and off-street parking at the rear. Direct rail connections to London Paddington run from neighbouring Hungerford in around one hour.

The Tour

The primary entrance at the front of the house leads into a bright central hallway lined with pitch pine parquet flooring. The ground floor living areas are configured in a predominantly open-plan layout and flow naturally together. Hand-made glazed doors of Douglas Fir span the width of one wall, allowing light to flood through, creating a strong visual connection to the garden.

The living and dining rooms are positioned on the south westerly side of the house, with a modern log-burner acting as a natural focal point. The staircase has been re-built and adapted, with open solid-timber treads and cleverly conceived storage areas incorporated into both sides. Bespoke, hand-crafted details have been artfully woven through the interior, with bright pops of colour adding to the playful aesthetic. A second reception room or fourth bedroom, currently used as a workshop, is positioned on the other side of the ground floor and there is also an office area and a combined utility room/shower room. A floor hatch in the kitchen leads down to the large cellar below.

High ceilings and original floorboards characterise the upper level, where three beautifully proportioned double bedrooms and a family bathroom can be found; the master with an en suite. Each room has ample storage space and large windows inviting a wonderful quality of natural light. The full-height loft area, with new joists and flooring, can be accessed from the landing.

Outdoor Space

The terrace provides a pleasant space for outdoor dining while the rear gardens are quiet, secluded and primarily laid to lawn, with tree-lined borders and beds of herbaceous plants and climbers. There is a storage shed to the side of the garden and beyond the back gate, there is a single garage and a log store. The gravel driveway is set to one side, with off-street parking.

The Area

The sought-after village of Lambourn is defined by its friendly local community and is perhaps best-known as a centre for horse-racing and training. A good selection of pubs and shops, including a butcher, dentist and doctor’s surgery, are within minutes’ walk of the house. Several award winning pubs and restaurants are also within easy reach, with a broader selection at nearby Hungerford (nine miles) and Wantage (eight miles).

The Lambourn Valley is part of the North Wessex Downs AONB with extensive walking routes and bridle paths accessible from the house. Lambourn is also within the catchment area for the excellent selection of schools in the area, including Pinewood, Stepping Stones, Cheam, Elstree, Marlborough College, St Johns, Calne, Downe House and St Gabriel’s.

Transport links are very good, with rail links at Hungerford, Newbury, Swindon and Didcot. Direct services run from Hungerford to London Paddington in approximately 60 minutes. The M4 Junction is around four miles to the south and London Heathrow airport is under an hour by car.
