'A residents' swimming pool sits at the centre of the large south-facing communal gardens'

This wonderful two-bedroom apartment sits on the second floor of an 18th century building in Battersea old town, with views to St Mary’s Church on the Thames. Grade-II listed, it was once known as The Royal Laundry and has since undergone careful conversion to house a collection of flats and townhouses. There are beautifully maintained communal gardens at the rear, with a swimming pool for use by residents.

The current owners have restored this apartment to an exacting standard, creating a large dual aspect, open-plan living space and two lovely bedrooms. The period interiors have been carefully conceived in muted tones, using natural wood and shades of green to create a series of serene spaces that work together as a coherent whole.

Entry is to a bright hallway that leads to a second-floor landing. The plan is divided between the light-filled living spaces on the right and bedrooms on the left. The kitchen has elegant marble worktops and appliances concealed with white cabinetry. This is set back from the living and dining room, allowing these spaces to be used flexibly. The design works cleverly within the period parameters of the building, and there are some lovely original features including wooden sash windows throughout.

Across the hallway, the bedrooms are positioned either side of the bathroom. Both have bespoke in-built wardrobes and there are carefully chosen finishes such as cast-iron radiators throughout. There is also access to a large loft.

Outside, there are unusually large south-facing communal gardens, shaded by mature trees. At the centre is the swimming pool, which is serviced and open throughout the summer.

Historic England shows that The Royal Laundry dates from 1725-1750, in a part of Battersea that is rich in history. Comprised of three cottages, 19th century alterations to the original buildings saw the demolition of the front wall to the main house and substantial setting back of the new front, leaving the flanking cottages projecting. This creates an appealing asymmetry.

Westbridge Road is a two-minute walk from the River Thames where the Thames Path offers lovely walks in both directions. Battersea Park, which has sports courts, a café and gallery, is a fifteen minute walk away.

The apartment is just moments from Battersea Square, which has many wonderful places to eat and drink including Gordon Ramsay’s London House, Vinos Licores for Tapas, Italian restaurant Melanzana, Ludlows, and a Gails bakery. A little further down Battersea High Street is The Woodman Pub and Le QueCumbar which has live music.

A five-minute walk away, The Royal College of Arts are building a new Herzog & de Meuron-designed campus. This will sit alongside the RCA’s existing Dyson, Woo and Sackler Buildings, expanding the existing Battersea cultural quarter, already home to Foster + Partners and Vivienne Westwood.

The nearest stations are Clapham Junction, Battersea Park and Queenstown Road which run National Rail and Overground services. Trains run to Waterloo & Victoria every few minutes. In addition, an underground station (Northern Line) is due to open at Battersea Power Station in 2021. The 170 hopper bus from Westbridge Road links directly to Victoria in 15-minutes.
