“The building’s archetypal modernist form is characterised by clean lines of concrete panelling and polychromatic brickwork, punctuated by expansive ribbon windows”

Masterfully renovated by the architect owner to celebrate its modernist design, this two-bedroom, ground floor apartment is positioned within Savana, a hidden gem in Stoke Newington. The wonderfully bright living spaces are defined by extensive glazing and a considered material palette that combine to create an effortless sense of continuity. At the rear of the building is off-street parking and a communal garden with a lawn framed by flourishing garden beds and a mature cherry tree. The building is excellently positioned just off Stoke Newington Church Street, between the green spaces of Clissold Park and Abney Park, and within easy walking distance of Woodberry Wetlands.

The Tour

Built in 1973, Savana’s archetypal modernist form is characterised by clean lines of concrete panelling and polychromatic brickwork, punctuated by expansive ribbon windows. Lining the façade, low parapet walls frame garden beds awash with flowering perennials, including roses, hollyhocks, and agapanthus.

A glazed timber-framed door opens onto a generous communal hallway. The apartment occupies a favourable position on the ground floor, overlooking the communal garden to the rear of the building, making it particularly quiet inside. The plan has been cleverly re-configured to maximise space and natural light throughout. A warm water underfloor heating system runs throughout the home, providing efficient and effective temperature control. All internal fittings, finishes and appliances are new, including electrics and plumbing.

The front door, complete with Banham locks, opens onto a hallway bookended by bespoke joinery painted in olive green. Pale oak floorboards establish a gentle tactility, flowing into an open-plan kitchen and living space at the back of the plan. Full height timber doors finished with white oil enhance the sense of volume and visibility between spaces. Large double-glazed Velfac windows at each end of the living space help cast light around the room. A pair of sliding pocket doors connect the living spaces, allowing one end to be used as a study or an additional double bedroom.

A central dining space sits in front of a minimalist white kitchen which has integrated white Bosch appliances. Neatly configured in a U-shape, a full-stave oak worktop flows between a white-tiled splashback and extensive cabinetry. Further bespoke joinery frames a wide window that is positioned above a stainless-steel sink, providing easily accessible storage while framing a green vista of climbing ivy.

The main bedroom sits at the opposite end of the plan. Expansive glazing invites an excellent quality of light to fill the room while a row of built-in wardrobes line the wall adjacent, providing ample storage. A spacious bathroom sits next to the front door, with a combined bath and shower, ceramic tiling, RAK sanitaryware and Crosswater brassware, as well as a striking sink-top and open shelf made from terrazzo. A chrome Aston Matthews towel rail is set within a wall of oak joinery. A useful utility and storage cupboard is located off the hallway concealed behind an olive-green wall of bookshelves, housing a Bosch washer-dryer and space for coats and suitcases.

Outdoor Space

There is a well maintained communal garden at the rear of the building, its lawn framed by a mature cherry tree; beds of diverse planting envelop the exterior. A parking area sits adjacent, which can be accessed via a lane that runs along the north-westerly elevation.

The Area

Savana is located on the unusually wide and blissfully quiet Yoakley Road, just 100m north of Church Street. It is within easy reach of the independent shops, cafes, restaurants and pubs of Stoke Newington and Newington Green; The Clarence TavernEsters, Cadet and Jolene are neighbourhood favourites. The much-loved Church Street is also home to The Spence Bakery, Whole Foods and The Good Egg, as well as many other independent businesses. A short walk away is Primeur; recently described as “the perfect neighbourhood restaurant”, it serves modern European cuisine and natural wine.

There are several green spaces nearby: Abney Park & Cemetery and Clissold Park, with its tennis courts, café, beautiful lakes, and resident deer, are local favourites. Woodberry Woodland and West Reservoir are within a 10-minute walk, the latter offering open-water swimming as well as certified sailing and kayaking courses.

Stoke Newington is very popular with young families, in part due to the number of good schools in the area. Particularly noteworthy are Grazebrook Primary School (50m away), William Patten Primary School and Stoke Newington School.

Stoke Newington Station is a 12-miunte walk away with direct trains to Liverpool Street in around 20 minutes. Manor House tube station is a 16-minute walk away. Dalston Kingsland and Dalston Junction are within a 25-minute walk and run Overground trains to Highbury & Islington, Shoreditch High Street and Stratford.
