This property presents a rare opportunity to build a modern seaside house in Westgate on Sea on the north Kent coast, just two miles from Margate. Designed by Howard Carter of the celebrated architecture practice, Thinking Space, the proposed four-bedroom house will have spectacular coastal views and is situated in a Conservation Area.

Carter has commented that “the building is conceived as an assembly of interlocking volumes creating a sculpted, complex form. The volumes are differentiated by using different materials for each. These are brick for the base, clay tile hanging for the corner volume and white render for the service element. Balustrades are white painted solid palings echoing traditional timber fretwork”. Much of the inspiration for the forms and materials of the buildings comes from the local Arts & Crafts style, although the use of extensive glazing to maximise the views is decidedly Modern.

The proposed house (which has approximately 2,500 sq ft of internal accommodation) is entered via a porch that leads to a hall. On the ground floor there are plans for a bedroom, bathroom, study and utility room. The living area is on the first floor to ensure optimum views. As well as an open plan living / dining kitchen area, there is a bathroom on the first floor and a Juliette balcony. The second floor features two further bedrooms and a large terrace overlooking the sea. There is a fourth bedroom on the third floor. There are plans for a driveway and parking area to the front and garden to the side with small yard to the rear.

The house will sit in a Conservation Area at the end of a terrace of 1960s houses on the corner of Sea Road and St. Mildreds Road. On the other side of Sea Road is a sandy beach and the sea. Westgate-On-Sea is a seaside resort established in the late 19th century as a destination for wealthy holidaymakers. It is 19 miles from Whitstable (35 minutes by car); a ten-minute bicycle ride along the traffic-free esplanade gets you to the Turner Contemporary gallery and Margate’s old town restaurants and boutiques. Direct trains to London run from Margate station (just six minutes by car) to St Pancras in just under 90 minutes, and from Westgate on Sea station (a six minute walk) to Victoria in 1hr 45 minutes.
