The plans, designed by the admired architects Lee/Fitzgerald, directly reference the work of the great Modernists Marcel Breuer and Ludwig Mies van der Rohe. The proposed house sits discreetly within the site, with large expanses of glass and courtyard gardens ensuring an ever-present dialogue with the landscape. The site adjoins an Area of Outstanding Natural Beauty. Mike Fitzgerald has commented that "this will be a building that appears as an integral part of the landscape rather than an object set within it."
Sustainability is a key aspect of the design, with perhaps the most noteworthy feature being a green Bauder roof.
The house has been designed in loosely designated zones. Fitzgerald talks of "a discrete apportionment of the home into space for entertaining, for activity and for the quiet sanctuary of rest and relaxation". There is a total of six bedrooms (four with en-suite bathrooms), including a large master suite. There is also a study, a family / games room, a dining room, a living room and large kitchen / breakfast room. Ample storage and utility spaces can also be found throughout the plans.
The site (approximately ten acres in size) is a mature area with no immediate neighbouring buildings and wonderful views. An existing house, intended for demolition, stands on the site. Plans for the landscaping include a mixture of formal and informal gardens as areas kept in a more natural state. A pool and changing room are also incorporated.
Lee/Fitzgerald are a London-based architectural practice with over a decade of experience of projects both large and small across a range of sectors. Well known for their exquisite renovations of some of Britain's finest Modern houses of the 1960s / 70s, they have an intimate understanding of this style of residential architecture.
The location of the site, just to the north of the village of Wrotham, is particularly advantageous if travelling into London, nearby Sevenoaks or indeed to mainland Europe. A short drive takes you to J2 of the M20 or J2a of the M26, giving easy access to London and its airports. The new rail link at Ebsfleet (approximately 15 minutes from the site by car) runs services into London St. Pancras in 18 minutes and is also on the Eurostar network. Borough Green & Wrotham train station runs services into London Victoria in approximately 45 minutes.
