This is a four-bedroom single-storey modern house with wonderful lateral space. The property is situated down a cobbled mews off Tavistock Terrace, part of a conservation area in Tufnell Park. Formerly a commercial building, the property shares the mews with a car repair workshop and one other private house.

Accommodation measures approximately 1,378 sq ft, to include a large kitchen / dining room, reception room, master bedroom with ensuite shower room, three further bedrooms (one of which has its own entrance from the mews) and a bathroom. The interior is arranged around a central hallway, meaning that very little space is wasted and the proportions feel generous. It is presented in excellent condition throughout. The property does not have any outside space, so has the feel of a loft apartment rather than a conventional house.

The building was used as a motor repair workshop from the 1920s until the 1970s. It is believed that the south/east wall is Victorian, comprising part of what was a stable block in the late 19th century. The property was converted into a house by the development company Kube in 2006.

Parts of the original fabric remain, although the roof was completely removed and the walls and floor were sandblasted. The entrance doors are made from solid mahogany; weighing 350kg each, they took over a week to hang. The current owners have made further improvements to the property, notably by adding a new kitchen. Natural light is brought in via large rooflights rather than windows.

Tavistock Terrace is a highly sought-after residential road of predominantly early Victorian houses, and is lined with trees that blossom beautifully in the Spring. It forms part of the Mercers Road / Tavistock Terrace Conservation Area. The Underground is available at both Tufnell Park and Archway, and the Overground at Upper Holloway. There are regular buses to central London along Holloway Road, which also offers convenient road access to the M1. The house is located within the catchment area for the highly regarded Yerbury Primary School. The vast open spaces of Hampstead Heath are within easy reach, and there are a number of excellent gastro-pubs in the area.

Please note that all areas, measurements and distances given in these particulars are approximate and rounded. The text, photographs and floor plans are for general guidance only. The Modern House has not tested any services, appliances or specific fittings — prospective purchasers are advised to inspect the property themselves. All fixtures, fittings and furniture not specifically itemised within these particulars are deemed removable by the vendor.
