Berry Street, Clerkenwell London EC1 £2,400,000 Leasehold Introduction Accommodation Download floorplan (pdf)
Designed by the Stirling Prize-winning David Chipperfield Architects, this exceptional duplex penthouse is located in the heart of Clerkenwell.
Internal accommodation amounts to approximately 2,694 sq ft, and is arranged over the third and fourth floors. The design of the apartment has been based on the principles of Mies van der Rohe’s seminal Farnsworth House. The upper floor takes the form a spectacular Miesian glazed pavilion, providing approximately 78ft of entertaining space. The space is divided into three zones – a wonderfully bright living area with glazing on three sides, a central kitchen / dining area, and a more formal reception room. The latter can be screened off entirely with sliding walls. There is also a cloakroom. The upper floor is fitted with granite flooring, a bespoke granite kitchen counter, under-floor heating and a programmable Lutron lighting system. There is a terrace that wraps around the apartment almost entirely. Planning permission has been granted to create a further 2,000 sq ft terrace on the roof, with panoramic views.
The lower floor contains 3 bedrooms, 2 bathrooms (one en-suite), a large hallway and extensive under-stairs storage space. The bedrooms are triple-glazed and air-conditioned. The entire apartment is fitted with a Bang & Olufsen sound and televisual system.
The property has 2 secure garages as well as significant additional off-street parking space in a private gated service road accessible from Berry Street and Clerkenwell Road.
The apartment forms part of a building that was redesigned in its entirety by Chipperfield in 2000. It contains a total of seven flats, as well as a retail space (the Vitra showroom) on the ground floor. This flat is the largest in the building. It is accessed via a key-operated lift from the ground floor, which leads to a large upper hallway shared by two penthouses.
Berry Street is a small street adjoining Clerkenwell Road. Barbican Underground station is less than 300m away. The restaurants and bars of Clerkenwell are within easy reach. The apartment is also very well placed for access to the City.
The architect David Chipperfield worked at the practices of Douglas Stephen, Richard Rogers and Norman Foster, before founding his eponymous practice in 1984. The firm now has offices in London, Berlin and Milan. It was awarded the prestigious Stirling Prize in 2007 for its Museum of Modern Literature in Marbach, Germany, and was shortlisted in the same year for the America’s Cup Building in Valencia. In 2004, Chipperfield himself was appointed Commander of the British Empire (CBE) for services to architecture.
