Westbourne Grove Notting Hill, London W11 £2,950,000 Freehold Introduction Accommodation Download floorplan of residential part (pdf)
This exemplary mixed-use freehold (2,820 sq ft / 262 sq m) has been designed by the architect Amin Taha. The building consists of a commercial space on the ground and lower ground floors (A1 retail use), with a separate triplex residential apartment above.
The residential part measures approximately 1,690 sq ft (157 sq m). It is accessed via its own entrance at ground-floor level, where there is a cloakroom / utility room. On the first floor is a bright open-plan reception room / kitchen / dining room, which leads onto a terrace. The second floor houses two double bedrooms (both with built-in storage) and two bathrooms. The third floor is entirely open-plan, and could be used as a further reception room or bedroom, or as a studio. Amin Taha has added a dramatic faceted ceiling. A staircase leads from the third floor to a roof terrace, accessed via a rooflight, which has fine views over Notting Hill.
Taha has removed the majority of the internal walls and added a sculptural staircase. Whitewashed walls, natural-rubber flooring, shadow gaps and concealed handles all contribute to the minimalist aesthetic of the apartment. There is under-floor heating throughout.
The commercial space on the ground and lower ground floors measures approximately 1,130 sq ft (105 sq m), and has a separate entrance as well as its own heating and cooling system. It currently provides an income of approximately £60,000 per year. It is occupied by Cinéphilia West, a small cinema venue that combines a bookshop, gallery, screening space and café.
Amin Taha is an Anglo-Iraqi-Sudanese architect who was born in Berlin. After studying architecture in Edinburgh, he moved to London in the early 1990s, where he worked for a number of high-profile architects including Zaha Hadid, Wilkinson Eyre, Richard Murphy, Rick Mather and Lifschutz Davidson. He founded his own practice in 2001. Amin Taha Architects gained critical acclaim for Gazzano House, an eye-catching Cor-Ten steel mixed-use building on Farringdon Road, and have recently been commissioned to design a luxury spa hotel and residential development in Andalucia, Spain.
The building on Westboune Grove was featured in the Telegraph in August 2009. Dina Hall wrote: "Each
floor is open-plan, with no walls and a totally exposed staircase. It’s like
finding yourself in an Escher drawing. Look up from the front door and you
can see the stark white staircase ascending to heaven – or the architectural
equivalent, a roof terrace clad in white-painted marine ply. The roof
terrace itself is a giant seat: one end of the roof is a chair, the other a
surprisingly comfortable day-bed."
The building enjoys an outstanding location among the shops and restaurants of Westbourne Grove, Ledbury Road and Portobello Road. Notting Hill Gate Underground station (Central, Circle and District lines) is a sort walk away.
